Significantly cheaper. The average home in Ottawa is around $685,000, while comparable homes in Gatineau typically range from $450,000 to $565,000. That's roughly 30 to 40 percent less for a similar property just across the river. You also save on electricity (Quebec has some of the lowest rates in North America) and water is included in your property taxes. For families, Quebec's subsidized daycare can save you over $10,000 a year compared to Ontario. The trade-off is higher provincial income tax, but for most families, especially those with young kids, the math still works out in Gatineau's favour. What is the welcome tax in Quebec?
The welcome tax is a one-time property transfer duty you pay when you buy. In Gatineau it's calculated on a sliding scale. You'll receive the bill 3 to 6 months after closing and have 30 days to pay. I always make sure my clients budget for this upfront so there are no surprises.
Do I need a notary or a lawyer to buy in Quebec?
In Quebec you work with a notary, not a lawyer. The notary handles the title search, verifies there are no liens or legal issues, prepares the deed of sale, and registers the property. What first-time buyer programs are available in Quebec?
The Home Buyers' Plan (HBP) lets you withdraw up to $60,000 from your RRSP for a down payment, repayable over 15 years interest-free. The First Home Savings Account (FHSA) is another option that combines RRSP and TFSA benefits. Quebec also offers a provincial tax credit of up to $1,500 for first-time buyers, and the federal First-Time Homebuyers' Tax Credit provides additional savings. How much do I need for a down payment in Gatineau?
The minimum is 5% for homes under $500,000, and 10% on the portion between $500,000 and $1,499,999. With the median single-family home in Gatineau around $450,000 to $550,000, that means roughly $25,000 to $28,000 minimum. If you put less than 20% down, you'll also need CMHC mortgage insurance, which gets added to your mortgage. I can connect you with a mortgage broker to get pre-approved before we start looking.
What are the closing costs when buying in Gatineau?
Beyond the down payment, budget for the welcome tax, notary fees ($1,500-$2,500), home inspection ($500-$800), property tax adjustments, and CMHC insurance if your down payment is under 20 percent. This is very common in the National Capital Region. You'll file Quebec provincial taxes (which are higher), but you benefit from more affordable housing, subsidized childcare, and Quebec health insurance (RAMQ). Many federal government employees and Ottawa workers choose Gatineau for exactly this reason. The commute across the bridges is manageable, especially from Aylmer or Hull.
